House Rules

-Quiet time is 10pm to 8am.
-This is a pet free property.
-This is a NON-PARTY home. The owner of the property lives just next door and if they find a party happening at the property, the booking will be immediately cancelled and no refunds shall be provided.
-Our home is equipped with exterior cameras that record to the cloud 24/7. If they are tampered with in any way during your reservation your booking may be immediately cancelled with no refund given on the booking amount or the security deposit.
-All guest accounts must have a verified direct phone number on the profile which will be checked prior to reservation. If host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning.
-No smoking of any kind (cigarette, marijuana or vaping) - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.
-The maximum occupancy on this property is 13 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person.
-Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departing.
-A late check-out fee of $50 will be applied if you have not vacated the property by 11:30am, unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate of $299, but this does not award you to stay for the additional day as this could impact other reservations.
-Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.

WHAT SOME GUESTS DON'T LOVE ABOUT THIS PROPERTY

-The home can get a bit warm in the summer months and the house does not offer air conditioning. However, we provide tall cooling towers in each bedroom for ease and comfort sleeping at night, and opening a few windows helps create a great cross breeze to cool down the home fast!

You have full and total access of our home during your stay. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car or take transit to nearby West Edmonton Mall or Mayfield Common!
Additional notes
There is keyless entry to the home - a code will be provided to you prior to your arrival.

Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action as soon as possible.

Profiles that are brand new with no prior reviews or have a 4.5 rating or less out of 5 are required to pay a $500 damage deposit prior to a booking being confirmed and check in instructions being shared. The damage deposit is fully refundable at the end of a reservation assuming there is no damage to the property.

Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
