House Rules

- Quiet time hours between 10 PM and 8 AM. This house is in a quiet neighborhood so we have neighbors to respect.
- No pets allowed in the home.
- Guest's account must have a verified direct phone number on their profile which will be checked prior to reservation. If host cannot directly contact guest on their phone number listed on their profile, the host reserves the right to cancel the reservation prior to it beginning.
- No smoking of any kind (cigarette, marijuana or vaping) - a $250 fee will be charged if the property smells of smoke, or any evidence is found that smoking occurred inside the property.
- The maximum occupancy on this property is 12 people. Any additional guests that arrive without permission will be vacated off the property for trespassing. All guests must be declared on the reservation. Any unregistered guests will be charged a $40 additional guest fee per person.
- Additional cleaning fees may be applied if the house is left messy and unorderly. Please follow check out procedures prior to departure.
- Late check-out fee of $50 will be applied if you have not vacated the property 30 minutes after 11 AM check out unless prior permission is granted from the host. If check out is more than 2 hours late, you will be charged for an additional day and will be charged at our base nightly rate of $249, but this does not award you to stay for the additional day as this could impact other reservations.
- Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund.

What some of our guests do not love that much about our listing:
- The home is a bi-level property so there are stairs between the various levels of the home. If climbing stairs is potentially a concern, this home would not be appropriate.

Our house comfortably sleeps 12 guests with 1 King size bed in the master bedroom and 2 queen size beds upstairs, 2 double size beds in the downstairs, and a large sofa bed in the main living room in the downstairs.
- All beds complete with fresh sheets changed after every single guest.

Complimentary Wi-Fi, Netflix, tea and coffee. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, electric stove and dishwasher along with glasses, mugs, dishes and cutlery.

Once you stay with us, you'll feel like you're simply staying at a home you own!
Guest access
You have full and total access of our home during your stay, including the double car garage. Feel free to stream Netflix as much as you like, whip up anything you can dream of in our fully stocked chef's kitchen, or jump in your car/take an Uber to West Edmonton Mall or the Downtown Core - one of the most vibrant shopping districts in all of Edmonton!
Additional notes
There is keyless entry to the home which a code will be provided to you after you book with us. A garage opener for the garage will be located in the home on the coffee table in the living room.

Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
